Therefore I can take 100% of the suspended passive losses attributed to Property A in the year of sale.

Meaning, would the W&D be openly exposed in the room causing it to stand out in your rental photos or is it hidden by a closest or something?

As you continue to shop around, you'll start to recognize things that stand out in a property. 

@Tim Swierczek is a standout option for a lenderIMHO some areas are already to hot or exploded, like NE Minneapolis, Uptown, South of 94 in Saint Paul. 

This could be something they have done for you specifically or just something about them that made them great to work with.It seems I hear a lot about bad managers and what things they have done to cheat the property owners but rarely do I hear the good things about them.I am thinking about starting a management company down the road and I am gathering information on what things I should consider that may make me a great manager and stand out from the rest.
