it's really difficult to rent a timeshare, i'm not gonna lie, some resorts sells you nothing but lies, telling you that when you get tired of the timeshare, or when you cannot pay it anymore they will help you to rent it, but it never happens :/in my experience, i just can give you a good advice and it's trying to rent it by your own, but in case you are looking to hire someone specialized, just make sure that they're not going to scam you asking for upfront payments!

You might consider Niche or Specialized Housing like student housing.

There are on line marketing experts out there specializing in real estate that could create an ongoing program making an agent well known in their market and getting lots of quality leads.

Could I have an avg. rent of 4.33 days, outwork everyone (cleaner) by a substantial number of hours and not offer substantial services other than certain guest special request and meet the exception.Does the IRS consider all the marketing, accounting, bill paying, guest communications (daily inquiries), market research, pricing, real estate purchase, taxes, supply ordering, maintenance/ cleaning set ups, and a thousand other things we do yearly to keep the STR going as hours toward material participation?

Without doubt int his market a property can sell itself, so can my car, or a can of soda, if it's an awesome enough deal right, so nothing special there.

Ask your potential accountant do they own rental properties, do they specialize in real estate taxation, how many years of experience do they have, etc.Good luck. 

But here are some really interesting numbers...Ok so this one doesn't look too bad but notice how much more the townhouses and condos dropped in prices over the last downturn.2007 peak to now isn't so good...Before the 2007 run up to now is better, but even then, apartment condos performed the worse (so best case scenario, you have the worse performing asset type, worse case scenario you had a terrible return), and that's assuming you had nothing go wrong with the condo (special assessment etc)But benchmarks don't even tell the whole story, because if you had a specific condo investment, and you tracked it's value overtime, benchmark prices isn't the right approach as it evolves overtime (benchmark price is the price of a typical property generated at each point in time).

Free market is good when some chosen/special folk benefit from it.
