Is it possible to contact appraisal people (or someone else; no idea who) and ask for a "soft appraisal" based on images and current known conditions, but without them going to the property?

There is also a ton of cash out there in addition to soft, hard and bridge loans to close much faster than many years ago

If the market is soft, cap rates go up because buyers aren't willing to pay as much for the income stream, usually because they think that the income stream isn't going to go up much, if at all, or might even go down.
