He doesn't even have an emergency fund.If he buys random duplexes with a 7% interest rate he's going to lose money on them and go backwards.

Returns have been fantastic and I do believe it is a strong, up-and-coming market not many are talking about.One thing not many investors talk about with STRS is going the experiential route and leveraging social media to drive tons of bookings. 

I don't get on IG or social much. 

@Sai Kumar Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

You can also offer to assist them in small ways, like researching properties or helping with social media.

All the social media accounts and gurus are no longer touting how to strike it rich in real estate.  

Started marketing the STR outside of the OTAs via social media.So what's everyone's thoughts on my receipe above?

Craigslist or Facebook marketplace did came to our mind at first but we are afraid to find someone who would randomly stop paying rent and become a pain to evict.
