You've got to deal a few slim deals like this to get to the point that you don't need HML, but if that's the only way to get a decent deal done, then jump in. 

That deal seems really slim at this price point.

In SoCal you would be laughed out of town asking if a >10% return that includes financing and full realtor commissions was slim, but I'm not sure where you are so it is tougher to say.

It's not impossible, but without a real hardship case your chances of negotiating a short sale are pretty slim.
