Meanwhile, there hasn't been a cooling of rental prices in this area as we continue to have a shortage of rentals.

You see, there is a HUGE shortage of long term rentals down here.... the last time I listed my 2/1 (750 sq ft) apartment, I had to hold an open house to accommodate all of the qualified candidates....and there were 27 of them! 

And there is a huge shortage of multi-family on the market in this area.

With the housing shortage, those bigger properties are worth more and going up in value faster than the duplexes. 

People will always need a place to live and there is a huge housing shortage here in KY. 

Based on the higher quality of borrowers, the current shortage in housing and the Feds reluctance to rase interest rates too fast I don't think the housing correction many are calling for will come.

In my area, due to housing shortage, you are allowed to use only your primary residence as STR and for only 90 or 180 days per calendar year, depending on the county.

Richmond in general has a huge shortage of housing, so as long as you're in a safe part of town with good schools, the vacancy risk should be relatively low.

Here in Dutchess county, there is always a shortage of rentals, throughout my time in RE it only takes a week or so to find a new tenant, if it's in a desirable neighborhood.  

You will not find a shortage of areas in the Denver metro area where you have easy access to the mountains and ski country.
