The ownership shifts from privately owned to entity owned and Beneficiaries of the Trust remains anonymous and not public record which will not trigger the due on sale clause according to the Garn-St.Germain Act of 1982. 

I also don't have a knowledge base to truly understand the intricacies of what makes this market work and shift.  

These days, I don't want my projects to drag on (the economy can shift any day now), so I go for better and faster -- I'm willing to pay more. 

Make sure you shift an asset into it.

My goal has shifted and I'm looking for a prime location that will build equity and allow me to charge top dollar for my renovated units.

The first and most important answer to this is you're shifting any liability by not being directly involved.The second thing is do the math on what your time could produce net versus if you paid someone to do that & you work more.

I think we are already starting to see that shift, and that midterm rentals will grow in popularity not only with travelers but also with local tenants.

Though, these investors typically fall short or overpay for properties because they are unfamiliar with the market and the shifts we have from block to block.

We basically have two options as a for-profit company: A: scale massively with huge overhead (like we were doing at 50 deals a month at times at MartelTurnkey) or B: leverage our experience and success to train others how to be profitable with micro flips and be less vulnerable to market volatility and shifts.

Eventually my partner and my own health insurance cost rose to over $1400 a month which just wasn’t sustainable so I got a job in a group home on third shift.
