You have great taste with this kitchens and bathrooms!

About 7 years ago, I rented my one unit to a CEO of a smallish company.... great guy, good taste, good furniture, kids all go to boarding school in GA.... 2 years in, he started to run behind... 6 months later, completely stopped paying....

Also, borrowers have a really bad taste in their mouths about their prior CMBS experiences (high legal fees, no interest rate lock, defeasance pre-payment penalty, cash flow sweeps, lock boxes, onerous Tenant Improvement/Leasing Commission/CapEx Reserve Requirements)...

What if the potential buyer has really bad taste, you build the house to suite their poor choices and then they back out on a finance or HOA clause?

The hardest thing about rehabbing an investment property is remembering that you are not living in it, so your tastes or ideas on what will make the property sell faster, may not be necessary.  

They live in her house and she also takes them around to events in the area and gives them a taste of US life.

Plus, each and every investor AND market has different taste/specifications, some like to copy the last comp sold, some just have a "go to" list.

I DONT like the 'L shaped' sink that go into a 90 degree corner.... they look dated to my taste.4) I would lean towards doing a 'all in one range' on the peninsula where the cook-top is now.

I’m in a smaller market in Central Pa and the bigger websites (Trulia, Zillow, etc.) offer decent information; however, not specific enough for my tastes.

I feel its in bad taste to ask her to spend $40 on a background check when she has been living there for years and been problem free for me but at the same time I would like to know more about her before signing another year long lease.
