Some research on my part pretty much indicates the chance of winning a class action lawsuit against the State of California / Judicial Council is slim.

Honestly, I would start here and THEN start networking, reading, researching, etc.

You're going to have to spend a bit of time researching markets but I think picking a market you like to visit is always good. every vacation becomes a write off! 

Also, make sure to build trust with sellers and research Orlando’s zoning rules—they can really impact deals.
