We have several vacation rentals and try to keep them refreshed and interesting with new decor as we find it.  

As a refresher from yesterday's blog post, my buying criteria for my first apartment deal are:1.

For instance, you can say something like we can provide you a supply of water and some refreshment once a month.

The main point is to refresh the finances to move onto the next deal, which will now be possible. 

Minor refresh.

I'm not sure what is weighed most in the grading such as the location (can't change that), or the age of the building (can't change that), or if it needs renovation and a facade refresh (that I can change).

I have taken my real estate sales persons course a few years ago and have not taken the exam, which would be a good book to study to refresh my mind to take the exam?

If he/she didn't want to discuss the proposal at all and instead wondered where I stood on my farm area's long term outlook for real estate, I could go there as well.And if business never really came up or dominated the conversation and instead community and politics were the topic of the day, I gave a refreshing perspective (helps that I'm charitably involved in my farm area).The point is to come off knowledgeable, prepared and resourceful.

It is refreshing to find deals that work and cash flow.

The ability to edit and the duration (requirement to refresh) and geographic region for some offerings would also help.
