@Mark Gallagher  not really I got my Brokers RE license in MS.. and it was like taking a drivers test a little pamphlet show up at the state department..  13 total questions  I got 11 correct and there you go newly minted broker in MS.. now to be fair that was a reciprocal with my California brokers license .. someone starting from scratch has to take the federal part and I suspect the state of MS part is more than 13 questions.. but you know you play the hand your dealt.

I'm sure for a while it will mostly be me asking a bunch of questions and reading threads, but once my REI investing knowledge grows, I'll be happy to reciprocate the advice and start chiming in on other's threads.

I learned about the 4% rule, where basically once you’ve saved up 25 times your yearly expenses (the reciprocal of 4% is 25), you can put that money into an index fund, and retire taking out 4% of that money every year and never run out.

In the research I am doing I a bit confused on how Reciprocity and cooperative states work. 

I have my Real Estate Agent license in PA and will be looking to get my reciprocal license in GA here in the next month or two but being agent is primarily for personal benefit than it is for making it a full-time job.

I am looking to purchase my first ever home and hoping to live/flip or possibly buy a multi-family and house hack to figure this real estate game out.Short-term goals are to build a reciprocal process to buy/flip and/or BRRRR 10 properties by the end of 2020.  

I am certainly happy to find reciprocal ways to add value as I understand time and attention are finite resources.
