H&R Block software prompts me: "When you stop using a property for income, if you didn't sell the item, you may be able to write off any remaining basis" which then refers me to fill out form 4797.

Mike,As several posters have commented it depends on the market, your level of sophistication as an investor, how much work you are willing to put into the selling process, etc. and I very much agree with the comment about agents needing to add value.In fact, I would say that if you are willing to do the work; price it right, stage the house, market it properly, promptly return calls - as the owner you can do this yourself and just pay the selling agent (if one is involved).

As an aside, I did have an electrician go through the home when we bought to assess any safety issues- we identified about $1000 worth of repairs we promptly took care of.

Rob Willis,I contacted(via web page) Renters Warehouse because they said they would do a free valuation of my rental.That prompted a non-stop barrage of emails and phone calls wanting me to use their servicesand at no point did they bring up helping with the free evaluation of my rentals value.
