The other frustrating piece to that pie is that folks assume because properties are going for cheap in an area that contractor rehab work is going to be 'discounted' as well, and it is NOT discounted, it's the same going rate, if not MORE in less expensive neighborhoods because it is MORE COMPETITIVE in those areas for licensed contractors.

They honestly know what they are doingThe true way to know if someone is reputable is if they know their guidelines, can call you out if you are being unrealistic, and are quick to kill a deal rather than piece gum together and see if it will pass.

Unlike a lot of BP publications, it's really more of an extended pamphlet with some good pieces of information, but if it is "the book", it's only because it's the "only book".The chapters are approachable and reader-friendly, but you won't find any nuggets of golden information within the pages if you already listened to the authors' appearance on the BP podcast.

One of the best pieces of advice I heard years ago on a podcast was from a gentleman worth $100+ million.

You need software to manage the lists to write large quantities of direct mail pieces and to manage bulk email.I am a master at working at working with imported data, direct mail, bulk email and working with thousands of records at a time.

You really want to have this piece firmly in place before floating offers. 

You could not pay me to use the service and BP should not promote them.

Promote Open Communication Create a Safe Space: Great leaders encourage open dialogue, where team members feel comfortable sharing ideas, concerns, and feedback without fear of judgment.

So for example, if you know your goal is to move away from NYC/LI possibly because of a potential future promotion in 5 years and you also want a lot of cashflow/appreciation before you move... then it may not work for you. 

A 60 yr old investor with a $30 mil net worth is in a completely different position than a 30 yr old investor with a $25k net worth--a "good deal" for one might be a terrible deal for the other.In real estate, there are no simple rules that you can always follow in all circumstances because RE involves so many moving pieces...you have to make a list of all of the relevant factors for a deal, and make a decision based on that, and your own circumstances.
