You also want a point of contact that knows underwriting too, that way they are proactive in ensuring your deal will get to the closing table.

I personally have a standard pay schedule and if the investor feels they would like to pay for material, we come to a fair agreement and have them involved every step of the way until both of our concerns are met. 

Sometimes you have to step back, really think about your long term and short term goals, stick to a daily, weekly, monthly and yearly plan.
