Am I just dense (a real possibility), or did I miss how to navigate account creation without a website for our business?

To get things done as quick as possible , charging by the hour cost the contractor money , charging by the push/inch  is the most profitable way to do snow . 

Possibly break loan covenants and can't cure default, lender takes back property.  

Possible hold Lessons learned?

I know it’s going to take a lot of digging and possibly building my own pipeline for off-market leads to make this strategy viable long-term.

I want to create a fund that will allow me to purchase distressed homes, fix them up, and sell with owner financing (possibly including a 5 year balloon so as to be able to recapitalize periodically and give investors a shorter horizon).

We want to plan in the most tax vantaged ways (which includes keeping future AGI as low as possible) and open to new-age and creative concepts.Respectfully ask to keep discussion to topic vs. selling one's self or services seeking new business.

One possibility is building a duplex in Peoria, while it's not the best rental market, getting a duplex at a possibly much cheaper price than market value is extremely appealing.
