I suggest finding a good insurance agent and a good attorney/CPA to help you get everything organized.

Renting could allow you to focus on paying down debt and saving for a larger down payment, while buying now could help you start building equity or even generate passive income through house hacking.

Especially if you're an investor, you're going to want to go with someone that can help you grow your business.

The administration will help some investors and hurt others depending on the circumstances. 

I'd recommend looking at costs. your build cost is going to be well over other homes because of the fixed costs like slab, Hvac, roof, etc. check the market drivers and weight the benefits of short term versus long term. long term is no furniture and help pays mortgage but at this size it doesn't really cover everything. we didn't find a lot of economies of scale in single family detached. can you build more than one unit?
