I am a little interested in STR, so any information on tips & tricks as well as your experience, numbers, and photos would be great. 

I won't beat a dead horse here but make sure you have a solid contract, some kind of project management communication that is on a weekly basis with photo and or video documentation of progress.

Some even include a photo (do you have a cute puppy?). 

As far as getting best rents, I've seen professional photos make a huge difference and depending on your local market placing it all the typical property sites like Zillow, Trulia, etc.

Theodore - I don't recognize the color, but I would send the photo to a couple of "big box" stores and see what they suggest.

In fact, this and modifying the main photo to show a dog has had a positive impact on our bookings. 

We can look at the photos, but we don't know the general scale of that development.

Take photos of the condition of the place when you do the inspection and any problems.

Things seem a bit fishy and some yellow flags that I always see on websites like this one that are possibly either scammy/fraudulent or, at best, just brokers without direct access to capital, are things like:  - All stock photos and not a single team or officer photo - Range of loans that are super small ($100 was listed as payday loan in the FAQ) all the way up to $30M.
