Granite was out and quartz was in.....then certain types of granite, the less busy ones, made a comeback.

The other way I fund deals with none of my own money is using a private lender that I have years of experience and relationship with and/or using HELOC and other business lines of credit.

I've walked their properties in-person, and their build quality is good.

Fast forward a few years we are we financially free via house hacking and owning small businesses (leveraging our house hacks as collateral). 

I’m pretty busy with my job as it’s a 24/7 industry, I don’t have time to handle aggressively hunting for off market deals however I could still do it with mailers, as I’m in no rush to purchase right away.

Personally I think Josh himself is innocent but the company definitely is involved in shady and deceptive business practices.

I am a general business major and also currently working on obtaining my real estate license to become an agent.

From what I have researched they seem legitimate but the person I am working with is flakey, takes forever to answer questions so I thought I would see if anyone else had experience with this lender.
