I am seeing more bureaucracy like inspections and fees, which I can understand because some people let their places become true hazards.I do agree what @John Underwood said and would consider lawyering up. 

Hi Ricky,I always recommend that people create their own model.

Obviously, no one wants another 2008 situation, but I think easing up on the regulations a bit could be great for both investors and people buying homes.

And the best part is that I haven't had any missed rents because people weren't able to apply. 

Ask them if they'd mind sharing their experience with you.. if they'd recommend the area or not, and lastly if they could maybe send you a P/L sheet to see their income, expenses etc.You might run into some hosts that aren't responsive or any help, but it just takes a few people to share insight to get a good idea of the market you're dealing with.

Class C transitioning to Class B: more renovated homes, higher income tenants and homeowners moving in, nice cafes, shops, restaurants, coffee shops opening up.An extreme example of Class C to B is in San Francisco - when I was a kid, what was not a safe neighborhood and had lower income people, is now in high demand and tech workers making $200,000+ are living there and people walking around at night going to restaurants and shop.

I'm sure people would pay extra for some kind of "meal prep/private chef" type package in their living situation.You've got the right idea thought, but don't be afraid to reach...nothing wrong with dropping your price after a couple weeks if you don't get any interest.
