A more specific example is if a private investor had 135K in the deal for me to obtain the property, and I made a monthly payment to that investor for 12 months with the intent to cash out refi and pay the remainder of the 135k plus reasonable ROI... does this seem typical or is it all based on investor objective?

My objective with this landlord policy is to protect my investment, whether there is a partial loss or total loss.

Or can one of you experienced investors see my investor objective and offer guidance?

Some people seek independence from needing a 9-5 job so their objective it to earn enough from owning, controling or managing real estate assets  to both pay all of their bills and even beyond that earn enough spendable dollars that they can use an in income on top of everything all the while building up assets which in the end they will own outright and have all the money that can come for the value of their assets in the long haul. 

It can be both, depending on your investment objectives and market cycles.

Yes i want to make a profits. i want financial freedom, and for that I will charge maximum rent and buy for lowest price possible. that's my objective in real estate business, shouldn't that be yours too?

But from a purely objective investor perspective, you will have an easier time and more consistent cash flow with fewer doors in higher-end areas. 

Being as objective as I can is certainly my goal.

We are in a position where we can potentially raise more money to do investment deals, but had a concern about some objections we may face.
