my question I stay in the dc area and only do Air b and b or Coprate if you get a person that does not want to leave out of your unit it will take you close to a year to get them out due to the laws please chime in?

I don't know the laws of New Hampshire but most property law prohibits land locking property, meaning all parcels must have some form of legal access from public space to the property, whether through a permanent right of way, narrow deeded entry, or something similar. 

It sounds like you need to evaluate your property and narrow down what it would be best suited for.

Once you have all of this information, I imagine you'll be able to easily narrow the decision to one or two of those options, and hopefully one will stand out.

In general home warranties suck...... the people they hire to "fix" the issue suck..... the job they do suck....customer service sucks.They band aid the issue at best and then charge you every time them come back and fix the issue again.If you run the numbers, you are often better off setting the $$ aside and paying straight up for any work needed.Every so often you will have someone that has it "pay out".... they replaced the 4k HVAC system etc..... its rare....like winning the lottery.The House always wins...... they make gobs of $$ because what they pay out is tiny compared to what they take in....that's how insurance works or no company would be doing it

It’s important to figure out your goals and objectives, and then that will ultimately give you a few areas that you can narrow it down to.

I think if you want to put in the sweat equity to do direct mailing, focus most of your energy in researching a specific property owner and specifically target a narrow property owners with specific marketing material probably better than spending money on large number of postcards. 

The driveway's narrow and only has about 4 feet of space next to our neighbors, which can be a bit of a squeeze when there are cars parked.
