Most agent wants to sell under my personal name and add my LLC name which is the beneficially of my land trust as a additional insured which do not make sense since the property title under the land trust.  

My goal is be to build a strong network of contacts and establish mutually beneficial relationships that contribute to my success in wholesaling. 

Make sure the operating agreement reflects a mutual understanding of the transaction. 

Hard money lenders are also going to verify the rehab budget and ARV - so having them vet your deal and put another set of eyes on it will be beneficial to you. 

Plus some of these are on ground leases, which can create financing issues down the line.I have nothing against manufactured homes, but I think it would be beneficial if there was a comparison for short term and long term historical performance on both rents and value.

Buy something 'out of favor' right now to maximize equity capture either in traditional stocks/ mutual funds or that amazing RE opportunity off-market that nobody else has the vision for.  

Maybe once we actually speak/meet, we can discuss if there is beneficial ways to do things together.  

It can be beneficial if you want a larger sum upfront or want to consolidate debt.

This could be beneficial if the property is distressed or has issues.Usually the seller can ask for a higher than market interest rate.And the last reason is it increases your potential market. 

The Congress will increase it after the usual finger-pointing and mutual accusations.
