Treat homeowners who need to sell because they are in financial trouble like you would like someone to treat your parents.Unless you hate your parents, this will always guide you down the morally correct path. 

Wait til you have enough for c grade or  better yet b grade and get an investors agent in your local market to guide you and you should be alright.

This book is going to be your guide! 

I think that's what also has me going, because I definitely don't have the funds to start buying multi-family properties or anything else and I don't have a mentor to guide me through anything dealing with real estate.

They also guide you along in other areas such as flipping and buy and hold.

Small Multifamily then bump up from there/that first one will be your guide to getting more and better deals.
