I'm not sure where the issue comes in if the wholesaler is not holding himself out as an agent and, in fact, letting everyone know what he/she does I just offered up the Florida statue that John referred to in his initial post.

They paid us for our initial investment with interest to satisfy the statue, so we weren't out anything. 

I hope you kept a copy of the walk-through form you provided.If your landlord didn't do the move-in walk-through (don't know the statues where you are; here, it must be completed within 5 days of legal move-in) or provide paperwork, he/she has no verifiable way to show the condition of the property other than his say-so.After three years, there will be wear-&-tear expenses that are to be expected.

@John C.I'm in Florida and it's statues I'm looking over and getting the PM involved to get an answer that you raised - i wanted to know as well.With your CA statues does it say anything about the tenants being present?

there are strict rules in CA in dealing with distressed homeowners IE in foreclosure.. be sure to check out the appropriate statues so you don't violate the law..

Don't go wasting your rehab budget on marble counter tops and bamboo flooring if your property is located in the heart of Del Paso Heights (or off Kelley Dr since you're from Stockton hahah).

@Benjamin Schultz I have no knowledge of tax statues or procedures in Maine/New England.

Investors are also in this bullseye with seller financing at prices pulled out of thin air (CFPB requires or it was in the original DF statue: an appraisal... )My business includes originating notes to occupants too, I'm in your boat.  

For tax purposes you would certainly would want to keep documentation for as long as any statue of limitations remain potentially relevant (open).
