Landlord laws was the main factor why I chose to invest out of state and have been happy with my decision to do so. 

Our lawyer wrote up the loan doc, they borrowed $60,000 to renovate 123 main st, I got first position lien on 123 main st, they paid $500/month interest and the $60,000 lump sum back after 12 months.

So I'll keep my current plan of photos and video as the  main source for "showings".  

When you sell, you will likely get appreciation - but that is not the main purpose of your investment.Direct SF ownership might be safer - also, it might not be safer.   

I went to the ATM to today to see if I could just start withdrawing my funds from the account that way but since I have several virtual accounts with funds in each one and baselane only issued one debit card for the "main" account, it won't let me pull the funds from the additional accounts.

I would mention to them this is not going to cut it in the real world facing an attacker.

Ideally, I would love to buy a multi-family property and rent it out, I would consider house hacking but I mainly want to my first property to be one that I can improve on and have it generate income for me.

There are a bunch of good choices IMHO.We don't have leather but all our surfaces are super durable because they are higher end sofas and chairs.The 3 main couches are a pair of Basset and a La-Z-Boy.
