We are not building but lending and buying defaulted loans on new builds and the uptick in defaulted loans on new builds we have seen a big uptick because pricing is not where it was anticipated.

@Sharad BagriI would open a bank account at a local bank or credit union that will lend on the properties you are buying.

Conventional lending is anything but built for investors.  

I've been doing Private Money Lending/Partnering since 2021 which is very passive for example.

There are NO institutional investors that will jump on this kind of deal, but you can maybe find a private lender or do a Joint Venture (equity split?).

Some opt for private lending to avoid this tax and still have investments secured by RE.

nice job I grew up flipping land I love that play still fund land flippers to this day is a niche of lending that I have carved out.. 

The way the house is laid out lends itself to being split into a two family property which is a goal going forward.
