Hey Derek, not sure if I'm qualified enough to answer this, as it sounds like you are trying to commercially lease to a bigger box assisted living facility/company, but you could consider:- Leaving the residential as residential, subdividing, and building to suit residential assisted living homes.

You can not hold them until your death and leave them to your heirs tax free, they must withdraw them and pay massive taxes or sell them.

i’m new to all of this so I’m trying to learn, but would it be possible in your situation to pay somebody to squat in there and basically cause the other person to want to leave?
