Buy the single family first and see if owner will wait six months for the 9 unit. 

@Jaycee Greene I met with the credit union and waiting on an appraisal but pretty certain I'll access to around $80K @ 8%.

For conventional cash out refinances where your DTI is used, a year of waiting or seasoning is required. 

Then I wait for the hairbrained ideas about seller finance and sub to because they watched YouTube once.

Fannie does have a guideline that allows a property to be deeded over to an entity so long as the original borrower is also in the entity, but you have to wait 6 months of seasoning and maintain continuity of ownership.  

He says now I can find an end buyer and have him fill out the Assignment Contract and at this point he will now own my Option to Purchase Contract and my Purchase Agreement.I have properties(sellers) coming to me and about 5 cash buyers waiting for wks!

Good news is since it is my daughter I was able to have a heart to heart and the issue has been resolved. though I am still waiting on them to sign the lease :( 

While speaking and telling him to pay rent, all of the sudden he started explaining to me that he was waiting for the lease to be renewed and then he was going to pay rent. 

. ;-)  While I wait for delayed communication from them, I am looking for alternate management in the Canton area. 

I’m ok waiting a few years for market rent to ramp up because I know the appreciation will be there in 5-10 years and they’ll do much better in the long run vs cheaper lower appreciating areas that I’m getting the 1 or 2% rule when I first buy.
