Hi Jessica, I would suggest getting a propstream or any other lead generation account, finding cash buyers who bought similiar properties to yours in the last 3-6 months in the area of the properties you are looking to sell, skip trace then cold call or cold texting the list. 

Rent roll was ~$8K last month.

We have purchased 8 investment properties over the last 2 years, we strictly rent them out with section 8. 

And , since I had been working in an industry I really wasn’t passionate about, this was my chance to try an industry that I have had a passion for for the last 12 years or so.

The last two did not work at all.

I also realized last night (after I made my original post, of course) we could do a HELOC on our primary residence.

This last tenant left a bunch of holes in just about every single wall in the entire apartments.

It has lost about 10% of its population in the last 15 years. 

Lately, the topic titles on the BPRE podcast have sounded more like On the Market show, and the last On the Market show sounded more like a BPRE episode.
