This kid is really dumb, I would have let him go months ago, or even have taken a smaller amount of money if he just left. 

Given the competitiveness in Scottsdale, exploring duplexes or triplexes might be a more feasible alternative to larger multi-family units.

If not, then I'd explore a line of credit, but that will also be a full doc qualification and you'd still have that variable interest rate.
