If he wants to test the process, tell him he can find himself with a judgement for rents due real quick.

I had a tenant during 2016, evicted in Jan. 2017; our county court ordered judgement for past due rent.

I wished him the best of luck with his earnest money deposit & invited him to call me back once he realized that fake quotes don't provide shelter from the rain, only homes do, so pick which of those two things he wanted and act accordingly.

Now another stack of units in my building found the same problem, and last bad rain storm I got a new leak in my ceiling.

If I subtract the judgement amount from the assessed value I might have something resembling an equity estimate for each property.

No judgement here, I know lot's of successful and lucky investors who are not risk adverse.

They also have a bad habit of leaking during tropical rain events.

Maybe I could put one of those rain chain things and say it's a decrotkve fountaine...is it possible to roll the price of a special assessment into closing costs if I can't afford to pay it before I put the condo on the market?
