(cast iron and/or clay pipes will cost you a lot to replace) I would triple check your capex and future cash flow before proceeding. 

Even if those aren't accurate they would be ironed out before closing. 

I'd be surprised if they approve it without some iron-clad documentation.Imagine that a few months from now, another heir, niece Nancy pops up out of nowhere and claims that you took unfair advantage of the family.
