I just about had to tackle her and hold her down to get answers, because she was so busy doing her own deals. 

From what I've learned so far, here's what I think might work well for me:Start out in my local Baltimore market, tackling one market at a time to keep my business streamlined and organized.1) Put down 30% on one complex priced at $300k. 2) Run that complex for a month or two on my own until I get a general idea of what the hell I'm getting myself into.3) Hire property management company to take over my management responsibility of the property.4) Replicate, rinse-repeat?

  :0)  Sounds like something I would not want to tackle...you could make it worse. 

A small area or room that has mold is something even a home owner would take care of themselves & I would tackle myself.  

I want to find people looking at partnering up, joining forces, and tackling projects all the while building the portfolio.

.), develop a plan for tackling each one in accordance with the law, and then develop a written process so you're prepared.I also recommend you learn the power of leverage.
