The following services are included: A physical walkthrough of the building to evaluate the potential presence of mold; Collection of tape lift samples of suspect mold and/or collection of air samples indoors and outdoors using slit-impactor Zefon cassettes, then submission of those samples for laboratory analysis; Temperature and humidity testing; Moisture testing using an infrared camera and pin-contact moisture meter; Collection of bulk asbestos survey samples of suspect materials which the consultant  feels will need to be disturbed to perform mold remediation work ;Testing of paint (per-1978 buildings only) and ceramic tile which the consultant feels will need to be disturbed to perform mold remediation work with an X-Ray Fluorescence machine; Photographs of the subject property and of situations or materials of note with regard to mold; Preparation of a formal report containing photographs, conclusions, recommendations, and laboratory report(s).

Cons are that it's not waterproof (so must stay indoors) and because you don't have the raw data, you can't control as many variables when creating time-lapse. 

I am speaking more of a guest than a PM but I think the jacuzzi tub that is indoors would add less value than additional bedding options. 

Heating costs go up in winter, as does electric due to the reduced natural light and people being indoors more.

Currently due to Covid our province (Alberta, Canada) has very strict rules such as: - No public gatherings indoor or outdoor. - $5000 fine to households that are hosting gatherings, as well as $1000 to each person at the household. - etc... 

I have indoor pools in my cabins and the insurance company wants specific wording in my contracts to make sue I am covered properly.

in Portland the restaurants have been devastated as they still cant have in door dining many have closed for good.. 

Hello all,I'm in contract for my first property in Wears Valley: 4bed/4bath w/indoor pool and media room, 3600 sq ft for 900K. 

A $50 bill for him to spend a few minutes doing that is way better than busted pipes.Also, don't set indoor temps too low or turn the heat off when guests aren't there. 

The tenants “teach” us over time by their behavior, which kind of restrictions should be added.For example... not only no smoking, but no BBQ grills on porch or deck or within 10 feet of any structure, no swimming pools or wading pools of any kind, no car maintenance on the property including oil changes, no vehicles of any kind may be on property with current license plate, if you allow pets... no vicious breeds, no trampolines, no fire pits, no use of indoor fireplaces, no candles; the list goes on and on.Bob CollettCollett Property Management
