Hey @Ryan Brown - if you've provided the splits and tenants have ability to control their own temperature, then I can't imagine why you would be further responsible for the tenants unit temperatures. 

I can imagine this would get annoying for every single home.

I imagine the people who don't believe in appreciation have not experienced appreciation or are not comfortable with identifying growing areas.

I imagine you will lose a lot of potential booking without one and it seems from the comments above that any negatives can be mitigated.

There are lenders that will allow group usages but I’d imagine most are residential and can be financed with a DSCR or other alternative income verification such as bank statements  or an updated P&L.

Can you imagine the average Joe peeking into the markets and hearing this?

All I can imagine is a lot of blight hitting many rental units when the costs to maintain rise beyond the capacity to finance that maintenance.
