It is sort of like picking a favorite flavor of ice cream, nobody can ever tell you that your favorite flavor is wrong. 

Put a patch of a peel and stick "Ice and Water Shield" on the damaged area to stop the leaks for a temporary patch. 

With windchill -51F, that means you have to wear a hat and gloves ;-)I had two properties with high efficency heaters ice up on me; which is a problem, as the interior temperatur drops fast and you end up with frozen pipes.

I rarely saw the cement and seems it was packed down with ice most of the winter.

I'm continuing to run my numbers assuming values will just keep up with inflation, and if I end up buying something then any extra appreciation would just be icing on the cake.
