Offer over asking and ask for that money as a seller concession ie: offer $10,000 over and ask for $10,000 in concession.The potential hiccup with option 2 is if the home doesn't appraise at the offer price that you've agreed on because than you'd need to negotiate your price down and still try to get the seller concessions.
