I believe there maybe a few different ways to tap the equity in my 1st rental, but my concern is that if I take out the equity for a new purchase, I'll be reducing the cashflow of my business due to the additional debt repayment.

So it can be something to be concerned about. 

I think your biggest concern would be the pre-payment penalty that comes with most DSCR loans.

I’ve seen people open carry (not here in Los Angeles of course) and I always get the impression they are more concerned about making a statement than they are about protecting themselves.

But now, I am more concerned with entity structure.

Also, expect deferred maintenance.Your #1 concern should be, can you fix the problems the seller has or will you eventually have to dump the property also?

@Julia Lyrberg Thank you for the encouragement, I know it’s not the greatest score but I currently have around a 740 so I don’t think I need to be super concerned on that end but yes I’ll definitely be trying to tidy up my finances better.

Did you make sure their health provider met the requirements of AB468?  

My concern is that I disagree with the methodology, and could use advice / specific use cases to build a convincing argument for the review board that you can't redefine use until it has been done.It's a single lot.
