So I feel like no matter what my agent should have rights to the commission.Closing did not cost me more as the seller was responsible for both the seller and buyer agent commissions.My big issue with it is that I would like my agent to get paid that actually put in the work with me rather than the wholesaler make a few extra grand on top of the assignment fee.

Couple thoughts I have is get your phone bill and all other bills on autopay so you don’t have to worry about missing one ever again and to make sure the money is there consider keep a minimum balance in your account never let it dip below say 3 grand so you know money will be there.

The ARV I expect to get after the rehab is ~70k so while it won't be a "grand slam" deal out the door, it should give me decent cash-flow that I can using to quickly paydown the interest-only HELOC I'll be using for both the purchase and the rehab.

For example, 100k house you need to buy for 70k all in, which means that you need to get that house for 70k - Rehab cost (get to know a good contract with a middle of the road price point so that you are not telling people you can do a whole house for 5 grand) and then subtract the fee that you want to make on the house and that should be the target.

I plan on adding granite countertop as I have a great granite guy that can install it for less than 2 grand, all in.
