I would go for the cheap 5 gallon pails of contractor grade paint at your local big box home store because spraying is a bit wasteful and the quality of the paint doesn't make that big of difference for this application.

Built in the late 1800's, 4 off street parking places, 2004 updated wiring, new gas lines, hvac, gutters, 5 furnaces, 3 central air units (2 more of unknown age) 80 gallon water tank from 2007. roof is ~13 years old.

You have low property taxes, low rents, high cap rates to compress, utility expenses were manageable,etc.These days cap rates are low for the good areas, most rent growth has already happened, counties and cities are out like crazy raising property taxes and even if you appeal and win they still go up some, and utility companies like water even with no leaks are raising the water and sewer per gallon usage rates because they kept flat in the down turn.If you add all of these things up for the yield versus more passive commercial assets I do not like multifamily at this point in the cycle as much as I did 4 to 5 years ago.

I've recently begun installing 1.75 gallon/minute showerheads in every unit that turns over(they're very cheap on Amazon.com,) and have begun putting in a toilet that only uses .8 gallons per flush(it's called The Niagara Ultra High Efficiency, available at Home Depot.)
