I've fairly good success with that approach.When it comes to skip tracing and cold calling/texting the most frequent mistakes can be broken down in these areas:Poor Data - speaks for itself.  

The tax code probably changes year to year enough that it creates alot of variety in information.

You can also write smaller checks more frequently. 

As far as climate goes, we have a wide variety, but not a lot of water.
