The other thing is see is people using light pastel colors like tan or green or blue in paint with a bright white border trim .

Ready for a second deal, I have come across a private sell in a slightly sub-par area of town (I would guess C to C- neighborhood) close to the older down town/industrial district (I live in Hobbs, NM, an oil and gas town hugging the west Texas border).

Wells Fargo is a bit unique... they get fined/penalized so much that they evidently turned their restitution payments into a formal first time homebuyer down payment assistance program.

I'm on the Tennessee side of the NC border and totally agree with you - still lots of opportunities in some of these southeast US markets. 

You could make a formal complaint to the real estate commission.
