I have a a great project in a prime location, but finding the right investor has been pretty difficult. 

. --- Once I'm ready to make the move, I can speak with a lawyer and a RE Tax Accountant to find out what's the lowest allowable to avoid that trigger.

@Richard Rafferty, given the relatively small nature you are looking to take on with your first syndication, personally, I would find it hard justify the typically 20-30k+ for a paid mentor. 

@Ben Callahan, you could find a partner who is looking to buy a similar property, be a co-signer to your partner, and have that person live in it and be a primary resident. 

How did you find this deal and how did you negotiate it?

You can shop 10 or 20 lenders in a weeks time, find out what products they offer, what rates, what overlays and qualifications they each have for you.... 

Can you go back years before and find previous work history?

You can't find new construction in Milwaukee under $500k for a single family, most are now 550 to 650.

Give him notice and if he doesn't follow the terms of the lease, tell him he has to find a new place to live.
