A couple months ago I was looking at a triplex that came up for sale in a close suburb,   long story short despite suffering from long term poor management, needing substantial exterior repairs, and having damage and 2 vacant and gutted units left over from tenants-from-hell it ended up selling to somebody else for 30% over asking,  needing another 20% of the asking price (at least) in repairs.

First of all when we opened up a lot of walls we noticed there was a lot of water damage and we had to replace a lot of rotten wood along with all new insulation on exterior walls and a lot more sheet rock then we anticipated.

You could save some here if you hire out any structural walls (exterior or interior load bearing) and do all the interior non-bearing walls yourself. 2- Drywall sucks....but you can save a TON doing it yourself.
