Purchase price: $110,000 Cash invested: $45,000 Recently purchased my first house to use as a primary residence, currently I am renovating the kitchen and adding a full bathroom to the first floor.

I would not consider a house that cheap to be near a B.  

Letting your contractors (specifically if you have a GC) what the budget is and that the must notify you if a change order exists (versus they tell you after the work is completed).

I have 3 houses that Premier has managed over almost  9 years, and they do a great job keeping them rented to very long term tenants.

There is a small (<600 sf) house on the lot currently, which is in pretty rough shape. 

When I tried to get it when my side of the family found out and tried ti take over reverser mortgage payments to bank because she had died it was to late so they sold the house to Hud and then other reverse mortgage companies but a relative still lives there so they can't kick them out.

So we are familiar with the north GA, western NC area.My wife's aunt and uncle are selling their house in Franklin, NC.

It has two bathrooms, full kitchen, and open area and seven rooms that could be used as offices or I guess it could be a boarding house too lol.
