build a multifamily to rent. lower risk, easier to execute, easier to underwrite. anytime you sell there is a 10% equity loss and capital gains. new construction in columbus appreciates at 8.65% per year. almost no reason not to consider it. land is a buyer market, you can get to better locations than you can buy existing, etc etc etc 

Still, it feels a bit vulnerable putting myself out there (but I know it has to be done; progress has to be made for both dad’s sake and my future, hopefully in our dream place).

Exact is the opposite of the goal...buy in growing areas and add enough value (force appreciation) where precision of execution, management, or valuation is not needed/relevant.

Just wondering if I should go in with standard package ($8,800) or executive package ($11,800)?

Having executed this strategy, nearly 100 time with our clients there is more than meets the eye, and there is an audit risk which we have seen.

Execution - If you're only calling or texting one time or only calling texting the owner on the more distressed properties, your results will suffer.    

A co-host will be expected to know this and how to achieve it and execute on it in order to be successful.Also, keep in mind some states are very strict about what it means to be a co-host.  

And work with people who execute better than others (there are better and worse performers in all areas of life).

Your ability to execute on a clear strategy is what will determine your success.

For travel medical professionals I will accept a copy of their fully executed contract in lieu of pay stubs because their prior pay stubs may be totally different than their current contracted rate.
