Wouldn't that eliminate most of the broker's share, and save on the self employment taxes?

If you have college debt, eliminate it as quickly as possible as soon as you enter the workforce.

I don't think it was noted anywhere.Depending on the type, size, and your investment objectives, you could probably eliminate a lot of markets without doing much work.

Not valuing the property right when buying, poor landlording, not maintaining your properties, over renovating, market crashes, over leveraging your properties, buying properties that don't have enough cashflow to cover a downturn, etc....All are risks that can be eliminated or mitigated but that takes education and experience.

I would also add, it's possible you could end up repainting with Kilz which will "seal in" the cause of the smell functionally eliminating it. 

What does the owner need out of the sale (time, elimination of a headache, $, etc).
