It's all the rage now but once people have it and have to keep dishes and glasses and shelving dusted, I predict it will quickly become a thing of the past. .....

Let's say you waited until after the tenant moved in to take care of that tree and their car is parked in the drive way or in front of the house, or has toys on the lawn, whatever, and a limb, whether big or small,  falls on their property, bingo you've got a lawsuit.Tenants may say they had to move due to you doing the repair because of the smell or the dust going on or the inconvenience.

Black funky mold in the shower, dust on the baseboards and door jambs.  

I sprayed them down with some water and gently lifted them up, trying not to break them apart, and sealed them up in plastic bags. 

If I purchase this, it could get me in the bag with private financing in the future (most require you to have some kind of portfolio usually five doors).I visited the property today.

All together I'll have about 225k cash out and should receive 290ish when the dust settles.  

Folks couldn't come up with money to buy those dust bowl farms as families fled away, banks wouldn't touch them as they were deemed worthless but some bought them and scratched a living out of the dirt.

Like they don't clean the floors or dust as often as they should.
