Is your rental C/D class where it can only attract a lower class more difficult kind of tenant to manage?

We are in a semi major metro (Tampa) so while labor is always challenging it is not as difficult as a small town I imagine. 

market. 20% is going to be very, very difficult. 

Small multi-family is difficult to come by in Abilene.

It's very difficult to find a bank willing to lend in second position.

Paying above market to gain other benefits is sometimes a difficult pill to swallow, but for the unbiased investor looking for the best” ROI the risks and rewards must be analyzed rationally.  

Lastly, and most importantly from a lending perspective it could be a little more difficult to go from an owner occupied 2 family to an owner occupied 4 family.

The Net30 has become increasingly more difficult to find due to the increase in prices from labor to materials.

These can be difficult to finance just an FYI.

Certainly not for everyone (especially house hacking) - but that's why I love thinking about this quote when I'm in a difficult situation: "This is what hard FEELS like.
