There is nothing inherently wrong with section 8 other than the annual inspections, which keep owners from letting their properties deteriorate.

Not from the deteriorating structure (even more true with mobile home vs stick-built/wood house w/ foundation.)2) Mobile home parks seem to have some of the most restrictive rental rules - sort of like condo HOA's - but worse.

Once these 'sites' have deteriorated they have the potential to overheat & become a fire hazard.

The appraisal value will easily meet and exceed what I am paying for the property but according to my appraiser, the house may be considered a C6 property (unsafe) due to a variety of factors including a deteriorating deck, missing electrical outlets, the water, AC and Heat have been turned off on the home since no one has lived there the past year.

Being the last person stuck with such a park could be a nightmare as you would slowly lose all of your income as the homes get older and deteriorate.

One concern I have is that the subject bathroom's sink AND shower discharge through the macerating toilet, and if a tenant is using the shower/sink/toilet on a daily basis, it will cause the maceration/pump system to deteriorate at a much quicker pace.
